Investment Loans

Access Investment Loan Options Across Australia

Building Wealth Through Property Investment

What Is an Investment Loan?

An investment loan is a home loan used to purchase a property you intend to rent out or hold as an asset, rather than live in yourself. Whether you are buying your first rental property or growing an existing portfolio, the right investment loan can make a real difference to your long-term financial position. At Clearwater Finance, we work with clients in Rockingham, Kwinana, Peel and across Australia to access investment loan options from banks and lenders across Australia, helping you find a product that suits your goals.

Investment loans work differently to standard home loans. Lenders view them as carrying a higher level of risk, which means investor interest rates are often slightly higher than owner-occupier rates, and the lending criteria can be stricter. Understanding these differences is an important part of planning your property investment strategy, and it is exactly the kind of guidance Clearwater Finance is here to provide.

Choosing Between Variable and Fixed Rates

One of the first decisions you will face when taking out a property investment loan is whether to go with a variable interest rate or a fixed interest rate. A variable rate moves with the market, which means your repayments can go up or down over time. A fixed rate locks in your interest rate for a set period, giving you certainty over your repayments. Some investors choose to split their loan between both options to balance flexibility and stability.

Clearwater Finance can help you compare investment loan products across a wide panel of lenders, so you can weigh up the investment loan features and investment loan benefits that matter most to your situation. We take the time to explain the differences clearly, without the jargon.

Interest Only vs Principal and Interest

Another key choice for property investors is whether to structure their loan as interest only or principal and interest. With an interest only investment loan, you only pay the interest portion each month, which can reduce your short-term repayments and may help with cash flow, particularly if you are relying on rental income to cover holding costs. With a principal and interest loan, each repayment reduces the loan amount as well as covering the interest, which builds equity in the property over time.

Both structures have their place depending on your circumstances. Calculating investment loan repayments under each structure can help you understand the difference in your monthly outgoings. Clearwater Finance can walk you through these numbers so you can make an informed decision.

Understanding LVR, Deposits and LMI

Your loan to value ratio, or LVR, is the size of your loan expressed as a percentage of the property value. For investment property finance, lenders generally require a minimum investor deposit of 20 per cent to avoid Lenders Mortgage Insurance, commonly known as LMI. LMI is a premium paid by the borrower that protects the lender if you are unable to meet your repayments. If your LVR is above 80 per cent, LMI will typically apply, and the cost is calculated based on your loan amount and LVR.

If you already own property, you may be able to leverage equity in your existing home to fund your investor deposit, reducing the need for additional cash savings. This is known as equity release, and it is a strategy many investors use to grow their portfolio without waiting years to save a deposit from scratch.

Tax Considerations for Property Investors

Property investment comes with a range of potential tax considerations that are worth understanding before you commit. Claimable expenses such as property management fees, council rates, insurance, repairs and interest on your investment loan may be deductible against your rental income. Where your expenses exceed your rental income, this is known as negative gearing, and under current rules for properties held before 7:30pm AEST on 12 May 2026, those losses can be offset against other income such as salary and wages.

It is important to note that the tax rules around negative gearing benefits and capital gains tax are changing. Under legislation that received Royal Assent on 26 June 2026, from 1 July 2027, net rental losses from residential properties acquired on or after 7:30pm AEST on 12 May 2026 will generally be quarantined and can only be offset against other residential rental income or future residential property gains. Capital gains tax rules are also changing from 1 July 2027, with the 50 per cent discount being replaced by cost base indexation and a minimum 30 per cent tax rate on real gains for most investors. These are significant changes that could affect your investment property finance decisions. Clearwater Finance is a finance specialist, not a tax adviser, so we strongly recommend speaking with a qualified tax professional about how these changes may apply to your situation.

Growing Your Portfolio Over Time

For many Australians, buying an investment property is a step toward building long-term wealth and generating passive income through rental returns. Over time, as property values rise and your loan balance reduces, you may be able to use the equity you have built to fund further purchases and support portfolio growth. Clearwater Finance is committed to being a long-term partner in that process, not just helping you with your first investment loan application, but supporting you as your needs evolve.

If you already have an investment loan and want to know whether you are on the right deal, an investment loan refinance could be worth exploring. Refinancing your rental property loan to a more suitable product or rate discount could improve your cash flow and help you maximise tax deductions over the life of your investment. We can also help you check your borrowing capacity so you have a clear picture of what you may be able to borrow before you start looking at properties.

Whether you are just starting out or looking to expand an existing portfolio, Clearwater Finance is here to help you access investment loan options that are right for you. We work with a broad panel of lenders across Australia, which means we can compare investment loan products and investment loan interest rates on your behalf, saving you the time and effort of doing it yourself.

Your Questions Answered

How does the finance application process work with Clearwater Finance?

The process starts with a conversation. We take the time to understand your goals, your current financial situation, and what you are hoping to achieve. From there, we research options from our panel of lenders and present you with choices that may suit your needs. Once you decide on a direction, we help you prepare and submit your application, and we stay in contact with you and the lender throughout the process. We aim to keep you informed at every stage so there are no surprises. Our role is to support you from that first conversation right through to settlement, making sure you feel confident and informed along the way.

What does Clearwater Finance do?

Clearwater Finance is a finance specialist based in Australia, helping clients across Rockingham, Kwinana, Peel and beyond find finance solutions that suit their individual circumstances. We work with a wide range of lenders on your behalf, doing the legwork so you do not have to. Whether you are looking at purchasing a home, investing in property, buying a vehicle, or exploring other finance options, we take the time to understand your situation and present options that may be suitable for you. Our goal is to make the process as clear and straightforward as possible, so you always know where you stand.

What documents will I need to provide?

The documents required can vary depending on the type of finance you are applying for and your personal circumstances. Generally speaking, lenders will want to see proof of identity, evidence of your income, details of your assets and liabilities, and information about the purpose of the loan. For example, if you are purchasing a property, you may also need to provide a copy of the contract of sale. If you are self-employed, additional documentation such as tax returns or business financials may be required. At Clearwater Finance, we will walk you through exactly what is needed for your specific application so you can gather everything without unnecessary confusion or delay.

Is Clearwater Finance able to help if I have had credit issues in the past?

We understand that financial circumstances can change, and not everyone has a perfect credit history. At Clearwater Finance, we take the time to understand your full situation rather than making quick judgements. While we cannot guarantee that any particular application will be approved, we can look at the options available to you and provide honest guidance about what may or may not be possible given your circumstances. Some lenders on our panel specialise in working with clients who have had credit challenges in the past. We will always be upfront with you about what we find, so you can make informed decisions about how to move forward.

Can Clearwater Finance help clients who are not located in Rockingham or Peel?

Absolutely. While we are proud to serve clients in Rockingham, Kwinana and the Peel region, Clearwater Finance works with clients right across Australia. Thanks to phone and video consultations, we are able to provide the same level of personalised service to clients regardless of where they are located. Whether you are in a major city, a regional town, or somewhere in between, we are here to help. Distance is not a barrier to getting quality finance support, and we are committed to making sure every client receives the same attentive and thorough service no matter where they call home.

What types of finance can Clearwater Finance help with?

Clearwater Finance can assist with a range of finance types, including home loans, investment property loans, vehicle and asset finance, refinancing, and business finance. We work with multiple lenders across Australia, which means we can look at a variety of options depending on your goals and circumstances. Rather than being limited to the products of a single bank or institution, we can compare what is available across our lending panel to find something that may work for you. If you are unsure what type of finance you need, we are happy to have a conversation and help you work out the right path forward.

How long does it take to get a loan approved?

Timeframes can vary depending on the type of loan, the lender involved, and how quickly all the required documentation can be gathered and submitted. Some applications can move through relatively quickly, while others may take longer due to the complexity of the situation or the lender's own processing times. At Clearwater Finance, we work to keep things moving as efficiently as possible by helping you prepare a thorough application from the start. We will give you a realistic expectation of timeframes based on your specific situation and keep you updated throughout the process so you are never left wondering what is happening with your application.

Why should I use a finance specialist instead of going directly to my bank?

When you go directly to a bank, you are only seeing the products that particular bank offers. A finance specialist like Clearwater Finance works with a panel of lenders, which means we can look at a much wider range of options on your behalf. This can be particularly valuable if your situation is complex, if you have been declined by a lender before, or if you simply want to make sure you are exploring all available avenues. We also handle much of the paperwork and communication with lenders, saving you time and effort. Our job is to work in your corner and make sure you have the information you need to make informed decisions.

Who can use Clearwater Finance's services?

Our services are available to a broad range of people across Australia. Whether you are a first home buyer, a seasoned property investor, a small business owner, or someone looking to refinance an existing loan, we are here to help. We work with clients in Rockingham, Kwinana, Peel and right across the country. We understand that every person's financial situation is different, which is why we take a personalised approach with every client. There is no one-size-fits-all solution in finance, and we are committed to taking the time to understand your specific needs before exploring what options may be available to you.

How does Clearwater Finance get paid?

In most cases, Clearwater Finance receives a commission from the lender when a loan is settled. This means that in many situations, you do not pay us directly for our services. We are required by law to disclose any commissions or fees to you before you proceed, so you will always know exactly how we are remunerated. Transparency is something we take seriously, and we want you to feel confident that the options we present to you are based on your needs and circumstances. If there are any situations where a fee may apply, we will discuss this with you clearly and upfront before any work begins.
